People do NOT buy homes from advertsing. I have said it. Everyone wants to know what I am going to do to market their home. It is a fair question. Fair, but perhaps, irrelevant. I can advertise in the best read newspaper, I can have a fancy open house with yummy food, I can have a BIG sturdy sign with a 800 #, professional e-tours, too. We can do it all, BUT your home is NOT going to sell if it is not priced right.Price is the single most important part of selling your home in today's market.If your home is priced below that of the others in your community it will sell with NO advertising. That is true. Once into the MLS at a great price....Poof, gone! Why? Don't forget what the MLS is - the MLS is a huge pool of listings where each listing is marketed to OTHER REALTORS. We Realtors submit our listings to the MLS and are essentially advertising to other Realtors to show our listings. The biggest factor in getting your home shown? PRICE.If the price is out of line there is no amount of advertising that will get your home sold.
